This is the single biggest cost driver. Clearing costs scale with area — more land means more machine time, more fuel, and more hours. The key is measuring the clearing area specifically, not your total lot size — many properties only need a portion cleared.

2. Vegetation Density and Type

Light brush — grass, weeds, and saplings — clears quickly. Large diameter trees and dense undergrowth take significantly more time per area. Dense undergrowth combined with mature timber represents the most complex clearing scenario.

3. Terrain Type

Flat, accessible ground is the most straightforward to work. Rocky ground and Canadian Shield bedrock require more specialized equipment and experienced operators. Steep slopes and wet ground also increase complexity due to slower equipment movement and greater care required.

4. Material Disposal Method

Mulching in place (leaving the ground cover on site) is the most cost-efficient option — no hauling required. Full removal — loading and hauling all material off site — adds significant cost due to trucks, additional equipment time, and disposal. For most Ontario residential lots, mulching in place is the recommended approach.

5. Equipment Access

Direct road access is the baseline. Remote properties requiring long hauls along unpaved tracks, tight gates, or water-only access add mobilization cost. Island properties in Muskoka are the most access-challenging scenarios we encounter.
