Site Clearing for Construction: What It Takes to Do It Right

Construction site clearing is fundamentally different from general lot clearing. When your builder is scheduled to arrive, the site has to be ready — not mostly cleared, not cleared except for those three stubborn stumps, not cleared but with debris piled in the way of the excavator. Done right, construction site clearing delivers a completely clear, stump-free, graded surface that construction can begin on without delays. Done wrong, it creates problems that cost builders time and clients money. We've been clearing construction sites across Ontario since 2004, and we understand what builders and site engineers expect. Our site clearing work serves residential builders, commercial developers, industrial site managers, and individual property owners who are building new homes. We coordinate with site engineers, surveyors, and general contractors to ensure our clearing scope matches what the construction plan requires.

What Our Site Clearing Service Includes

  • Complete vegetation removal: All trees, shrubs, brush, and undergrowth within the clearing envelope are removed. We work to the survey stakes or property lines as indicated by your site plan.
  • Stump removal and grinding: Building footprint stumps are excavated and removed completely. Landscape and driveway area stumps are ground to 12–18 inches below finished grade.
  • Root mass removal from building footprint: Large root systems within the building footprint are excavated and removed to prevent subsidence under foundations and slabs.
  • Topsoil stripping and stockpiling: For sites where topsoil will be replaced after construction, we strip and stockpile separately from clearing debris. Clean topsoil is a valuable material that's expensive to truck in later.
  • Debris disposal: Vegetation can be mulched in place (where the site plan allows), piled for burning (where permitted), or trucked off site. We discuss the options and costs before the job.
  • Rough grading: Initial rough grading of the cleared area to follow the topography or elevation specified by the site engineer.
  • Erosion control installation: Silt fence, erosion blankets, and inlet protection installed per the project's ESCP where required by the municipality.
  • Coordination with utility locates: We always call Ontario One Call before starting work. Underground utilities are located and marked before any ground disturbance begins.

Site Clearing for Residential Construction

New home construction on a wooded or partially treed lot is one of our most common site clearing scenarios. Typically, the homeowner or their builder provides us with the survey and building permit site plan, and we clear to those specifications. The scope usually includes the building footprint, the septic system area (if applicable), the driveway, and a defined outdoor area. We leave any trees outside the clearing envelope that are healthy and safe.

In Barrie and Simcoe County, where much of our residential site clearing takes place, the combination of urban tree preservation bylaws and active development pressure means we're regularly navigating permits and working carefully to avoid protected trees. If your Barrie city lot has a permit condition protecting specific trees, we will comply with those conditions even if the trees are within easy reach of our equipment.

In Muskoka, new cottage construction site clearing requires particular attention to the retained trees — the mature pines and hemlocks that the owner is paying to keep. We walk the site before any clearing begins, flag the keepers, and brief our operators on the protection requirements.

Commercial and Industrial Site Clearing

Commercial and industrial site clearing has higher standards for documentation, safety, and coordination than residential work. We meet those standards and have cleared sites for retail centres, industrial facilities, care homes, schools, and resort properties across Ontario.

Sequencing Site Clearing with Construction

Experienced site clearing contractors understand construction sequencing. Clearing the entire site at once, then waiting months for building permits to process, leaves bare soil exposed to erosion and weeds. We discuss your construction timeline before work begins and can phase clearing to match permit and construction milestones.

A typical phased approach: clear the building footprint and driveway first for permit application site photos and survey confirmation, then clear the full site when the permit is in hand and construction is imminent. What's included in a full construction site clearing package?

Our full site clearing package includes all vegetation removal (trees, brush, undergrowth), complete stump grinding to below-grade, debris hauling or on-site disposal, and a final inspection to confirm the site meets construction-ready standards. We can also include rough grading, topsoil stripping and stockpiling, and erosion control installation as add-on services. Do you work with builders and general contractors, or only homeowners?

Both — and we work with developers too. A significant portion of our site clearing volume comes from repeat builder and developer clients who know our work meets construction standards, our documentation is clean, and we show up when scheduled. We can coordinate directly with your site engineer, general contractor, or project manager to ensure the clearing scope aligns with the construction site plan.

How do you handle stump removal for a building footprint?

All stumps within the building footprint must be completely removed — grinding to below-grade is not sufficient for foundations, as decomposing organic material causes subsidence. For building footprints, we excavate and extract complete root balls. Outside the footprint, grinding to 12–18 inches below finished grade is standard and acceptable for landscaping and driveways. We always ask about the intended use of each area before finalizing the scope.

Can you coordinate the clearing with an erosion and sediment control plan?

Yes. For projects subject to Simcoe County, City of Barrie, or municipal erosion and sediment control requirements, we can install silt fencing, erosion blankets, and inlet protection as part of the clearing work. We work with your site engineer's ESCP (Erosion and Sediment Control Plan) and ensure the clearing sequence minimizes exposed soil area at any one time.
